Capital Property Conveyancing will provide the following services when purchasing a property:-

Review and advise on the Contract of Sale and Section 32 prior to signing to ensure all recommended changes/additions are requested to meet individual needs;

Detailed explanation on the terms of the contract;

Detailed explanation on the disclosure contained in the Vendor Statement (Section 32);

Recommended actions to be undertaken by the purchaser before signing and after (e.g. Building and Pest inspections, finance approval).

For Contracts signed prior to engaging our services, we prepare advice on the signed contract of sale and provide an explanation of the both the Purchasers and Vendors responsibilities under the contract;

Complete all relevant property searches including Title Search, Registered Plan, Land Information Certificate, Water Information Certificate, SRO Land Tax Certificate and Owners Corporation Certificate (if applicable);

Review of Section 27 Statement and facilitation of signing if requested by the Vendor;

Preparation of the Transfer of Land and electronically signing on your behalf;

Liaising with the bank/ lender/broker to arrange for the preparation and provision of funds at Settlement;
-
Preparation of Statement of Adjustments and Settlement Statement for approval from the Vendor;
-
Book electronic settlement on PEXA with the relevant parties;

Action all steps necessary to complete Settlement on your behalf;

Notify relevant authorities and issue the Notice of Acquisition confirming change of ownership of the property post settlement.
